  • Improve aspects of the proposals where possible
  • Build a new sustainable community and place that works for both new residents and the surrounding communities

All feedback received will be reviewed and summarised in a Statement of Community Involvement, which forms part of the future planning application.

Our Masterplan

We want to create a vibrant new neighbourhood that’s well connected, nature-rich, and genuinely affordable for local people.

Our vision is for:

  • Up to 3,000 new homes including a wide mix of sizes and types
  • A focus on affordability, helping local people, families and first-time buyers stay in the area
  • Green spaces, woodlands, and play areas for everyone to enjoy
  • New facilities like a primary school, local centre, a nursery, and sports areas
  • Safe, easy travel on foot, bike, or public transport
  • An extra care facility to support older residents and those with additional needs.

 

This will be a place where people can live, work, and build their future in a well-designed, sustainable environment.

Frequently Asked Questions

Q: How many homes are proposed?

A: Up to 3,000 new homes are proposed. The homes will vary in size and type to suit different needs.

A: Yes. Around 50% of the homes are expected to be affordable, including homes for rent and shared ownership. These will help local families, key workers and young people get a home in the area.

A: No. The homes will be built in phases over a number of years. This helps make sure new schools, roads, and green spaces are delivered alongside the housing.

A: We plan to retain and improve the existing public rights of way across the site. Any temporary closures during construction would be clearly signposted, with safe alternatives in place.

A: A local centres are proposed within the development along with a small commercial area . Bloor Homes and Peveril Homes are committed to working with the community to understand their needs and will collaborate with local businesses to provide facilities that best serve residents. This could include options such as a local café, restaurant, and a convenience store.

A: A full transport assessment is underway. A new access and junction improvements are being planned to make sure traffic flows safely and efficiently, while also encouraging walking, cycling, and public transport use.

A:

We’re carrying out a full Transport Assessment to understand the impact of the development on local roads, junctions, and travel patterns. The assessment includes traffic surveys and modelling to identify where improvements are needed.

We’re also planning:

  • New bus links into the site
  • Safer walking and cycling routes
  • Land set aside for a potential Park and Ride

 

The goal is to make it easier to travel without relying on a car, helping reduce congestion over the long term.

A:

We’re committed to being good neighbours throughout the build process. That means:

  • Keeping the local community updated on construction plans
  • Managing site traffic to reduce disruption
  • Following strict working hours, dust and noise controls
  • Creating local job and apprenticeship opportunities

A: We’re planning a new primary school within the development to help meet future demand. We’re also working with Ashfield District Council and education providers to assess:

  • The capacity of existing schools
  • What additional support may be needed

 

Where required, we will contribute to expanding or improving educational facilities in the area as part of the planning agreement.

A:

  1. We’re collecting community feedback during this consultation.
  2. We’ll review and refine the plans based on the feedback we receive.
  3. An outline planning application will be submitted to Ashfield District Council later this year.
  4. Residents will have another opportunity to comment through the Council’s formal process.
  5. Updates will be shared on this website as the project progresses.
